The price for an elevation certificate is based on the location of the parcel and the distance to a FEMA recognized bench mark. The structure type can also influence the cost.
The first step is to identify the zoning authority for the parcel. This could be a city, township or county.
Next the zoning classification of your parcel needs to be identified. This will determine the frontage, access requirements, size, configuration and uses that are permissible.
The third step is to determine if adequate utility services exist to serve the property for the proposed use. If not, determine what will be required to provide those services?
The fourth step is to accurately survey the boundary of the parcel and identify any improvements or encroachments. A survey plat of the proposed lot split is then prepared based on the zoning authority’s requirements and submitted for review.
